01

What can it be used for?

Buying offices or retail premises
Commercial investment
Refinancing
Cash-out where permitted
Purchase, refinance and commercial equity release

Commercial financing covers approved offices, retail units and commercial premises, whether owner-occupied or rented out. Purchase financing pays part of the acquisition; refinancing replaces an existing facility. Cash-out, if the provider permits it, depends on accepted valuation, existing secured debt and a viable use and repayment plan. A shophouse with residential space needs a mixed-use assessment rather than being treated as entirely commercial.

02

What does it cost?

Provider interest and charges

Check whether the rate is annual or monthly, flat or reducing-balance, and whether repayments include principal. EIR, where published, is separate from the advertised rate. Allow for processing, upfront, annual, legal, valuation and early-settlement charges where applicable.

Loura service fee

Separate from provider charges; no fee is assumed in the estimate. Your adviser confirms whether a Loura fee applies and its amount before you decide to proceed. All provider charges must be confirmed in the offer.

Down payment and upfront commercial costs

Budget cash for the purchase portion the provider does not finance, stamp duty, legal work, valuation and facility charges. Do not assume residential CPF housing savings are available for a new commercial purchase. GST may apply to the non-residential transaction depending on the seller and transaction; residential ABSD rules do not simply carry across to an entirely non-residential property. Mixed-use premises need separate tax advice.

Repayment and refinancing considerations

For your own premises, test instalments against business cashflow, not only against the rent you currently pay. For an investment, allow for vacancies, maintenance and changes in rent. Compare total switching costs, repayment structure, lock-in and early-redemption terms. The calculator assumes constant interest and equal monthly repayments; it is not a model for an interest-only or balloon facility.

About these LTV figures

The LTV options are illustrative examples, not confirmed limits. MAS’s housing-loan LTV rules cover residential property (MAS Notice 632); for commercial property, the LTV, tenure and pricing are set by each financing provider. Residential mortgage rules are not applied in this estimate.

The highest option is not an amount you can definitely borrow. Actual financing depends on the property, the borrower, any outstanding loan and the provider’s assessment.

Illustrative estimate only, using illustrative example figures (amounts, rates, LTV and fees) — not verified provider offers, a loan offer or approval. Actual rates, fees, LTV, tenure and approval depend on the financing provider and your assessment. Provider, legal, valuation and other fees are excluded unless shown. Any Loura service fee is separate and disclosed before you decide to proceed.

03

Who may qualify?

  • Approved commercial use and valuation
  • Business cashflow or personal income, depending on borrower
  • Existing loans and security charges
  • Lease remaining, tenancy and rental risk
  • Applicable TDSR rules for individuals or property-purchase vehicles
Commercial valuation and borrower assessment

The provider reviews approved use, location, lease remaining, condition and valuation alongside rental income or business cashflow. Existing mortgages and other secured facilities reduce the scope for further borrowing. Individuals and sole proprietors can be subject to TDSR for non-residential property too. Companies generally undergo business credit assessment instead, but a vehicle set up solely to purchase property can fall within the TDSR rules. Company ownership is not an automatic exemption.

04

Documents

No documents are needed for the initial enquiry.

  • Property title, approved-use and purchase documents
  • Borrower identity or company ACRA profile
  • Personal income or company financial and bank records
  • Current property loan statements if refinancing
  • Tenancy agreements and rental evidence if applicable

Additional documents may be requested by the financing provider depending on your case.

Commercial documents: company or individual borrower

Prepare the option or sale agreement, title and permitted-use details, plus existing facility statements for refinancing. A company may need its ACRA profile, financial statements and business bank records; an individual may need income and identity records. Add tenancy agreements and rental evidence if let out. A provider may ask for guarantees, but requirements must be confirmed for that product.

Frequently asked questions

Can an individual or company buy commercial premises?

Providers may finance either, but the assessment and documents differ. Individuals can be subject to TDSR; companies are assessed on business credit, with special rules for property-purchase vehicles. Do not assume buying under a company removes all affordability checks.

Can I use CPF or do residential taxes apply?

Do not rely on residential CPF housing savings for a new commercial purchase. An entirely non-residential property has different tax treatment; GST may apply, while mixed-use property needs separate checks. Your solicitor should confirm the taxes and cash budget.

Does rental income guarantee eligibility?

No. The provider assesses tenancy quality, vacancy risk, valuation, your other debts and repayment capacity. Owner-occupied premises are assessed against business cashflow rather than an assumed rent.

Can I refinance and release extra cash?

Only if the provider accepts the property and additional borrowing after checking existing charges and affordability. Compare lock-in costs, new fees and the use of funds before deciding. No amount or approval timeframe is promised.

What is needed for the first enquiry?

Just the information in the enquiry form; no documents are required initially. Later assessment may need title, purchase or mortgage records and company or income evidence. Provider charges and any Loura service fee are explained separately.
