01
What can it be used for?
Industrial purchase, refinancing and permitted use
Industrial financing can support factories, warehouses or industrial units, subject to the property's approved activity and provider acceptance. A B1 or B2 classification is not permission for every business activity. Check whether your proposed operation and any ancillary office space fit the approved use; JTC-managed premises may require consent for a change of use. Do not apply office or retail requirements to an industrial unit.
Industrial cash-out or equity release
Additional secured borrowing is possible only if the provider and property terms allow it. Valuation less outstanding loans is not the amount you can automatically receive. The provider also assesses remaining lease, use of funds, repayment capacity, charges and any lessor requirements. Borrowing secured on premises puts them at risk if repayments are missed.
02
What does it cost?
Provider interest and charges
Check whether the rate is annual or monthly, flat or reducing-balance, and whether repayments include principal. EIR, where published, is separate from the advertised rate. Allow for processing, upfront, annual, legal, valuation and early-settlement charges where applicable.
Loura service fee
Separate from provider charges; no fee is assumed in the estimate. Your adviser confirms whether a Loura fee applies and its amount before you decide to proceed. All provider charges must be confirmed in the offer.
Industrial down payment and upfront costs
Set aside the unfunded purchase portion, stamp duty, legal and valuation fees, provider charges and any relevant lessor costs. GST can apply to a non-residential sale; do not assume it is included in a quoted purchase price. New industrial purchases should not rely on residential CPF housing savings. Industrial Seller's Stamp Duty may also matter if you sell within the applicable holding period, so check current rules before planning an exit.

Repayments, refinancing and operational risk
Compare repayments with sustainable business cashflow, allowing for maintenance, fitting-out and interruptions to operations. If the unit is rented out, allow for vacancy and tenant risk. Before refinancing, check lock-in, redemption notice, clawbacks and new legal or valuation costs. The calculator assumes equal monthly repayments at a constant customer-entered rate and excludes fees and lease-related costs.

About these LTV figures
The LTV options are illustrative examples, not confirmed limits. MAS’s housing-loan LTV rules cover residential property (MAS Notice 632); for industrial property, the LTV, tenure and pricing are set by each financing provider, and the remaining land lease and JTC-approved use can reduce them. Residential mortgage rules are not applied in this estimate.
The highest option is not an amount you can definitely borrow. Actual financing depends on the property, the borrower, any outstanding loan and the provider’s assessment.
Illustrative example at S$8,000,000 over 20 years, 4.0% p.a.
| LTV | Loan amount | Downpayment / equity | Monthly |

| 70% | S$5,600,000 | S$2,400,000 | S$33,935 |
| 80% | S$6,400,000 | S$1,600,000 | S$38,783 |
Illustrative estimate only, using illustrative example figures (amounts, rates, LTV and fees) — not verified provider offers, a loan offer or approval. Actual rates, fees, LTV, tenure and approval depend on the financing provider and your assessment. Provider, legal, valuation and other fees are excluded unless shown. Any Loura service fee is separate and disclosed before you decide to proceed.
03
Who may qualify?
- Industrial approved use and relevant lessor conditions
- Remaining lease and accepted valuation
- Business cashflow or individual repayment capacity
- Existing debt, security charges and credit history
- Applicable TDSR rules for individuals or property-purchase vehicles
Remaining lease, valuation and existing loans
Remaining lease and permitted use are central to industrial assessment, alongside the accepted valuation and condition. A shorter lease can affect available tenure and financing; no universal LTV or tenure is promised here. Existing mortgage balances and charges must be disclosed. Individuals and sole proprietors can be subject to TDSR for non-residential property too. Companies generally undergo business credit assessment instead, but a vehicle set up solely to purchase property can fall within the TDSR rules. Company ownership is not an automatic exemption.
04
Documents
No documents are needed for the initial enquiry.
- Title, lease and approved industrial-use details
- Purchase agreement or existing loan statements
- Borrower identity or company ACRA profile
- Business financials or individual income evidence
- Tenancy records and lessor consents where required
Additional documents may be requested by the financing provider depending on your case.
Industrial documents and lessor requirements
Prepare title and lease details, approved-use information, purchase documents or the current mortgage statement, and company or individual income records. Add tenancy agreements if rented out. For JTC or other leasehold premises, ask your solicitor to check which transfer, mortgage or use consents are needed under the actual lease; not every industrial property has the same conditions.

Frequently asked questions
Does B1 or B2 mean my business can use the unit?
Not automatically. Check the unit's approved use and whether your actual activity is permitted. JTC-managed premises may need consent for changes; confirm the specific lease before committing.
How does the remaining lease affect financing?
It can affect valuation, loan amount and available tenure. Requirements differ by property and provider, so there is no universal industrial LTV or tenure on this page. Ask for an assessment of the actual unit.
Can I use CPF for a new industrial purchase?
Do not rely on residential CPF housing savings for a new industrial purchase. Budget the unfunded purchase amount and relevant taxes and fees in cash. Legacy non-residential CPF arrangements are a separate matter.
Can I refinance or take cash out?
A provider must assess remaining lease, valuation, existing charges, use of funds and repayment capacity. Lessor terms may impose additional requirements. Neither cash-out nor refinancing savings are guaranteed.
What happens if repayments are missed?
A secured provider may enforce against the property, which can also disrupt business operations. Allow for slower trading, maintenance and vacancies when assessing repayments. No documents are required for the initial enquiry, but later assessment needs property and financial records.
